To help you take your first steps towards making your vision a reality, we have outlined the entire process in easy steps. From start to finish, we are only ever a phone call away. Rest assured we'll be with you at every step should you need any advice or further explanation.
NB: Fees for Core Developments & Construction (Core) will be based on the client's specific design brief, and will be issued following an initial consultation with Core.
Core can supply 3D designs to help clients visualise the end design.
Step 1 - Design Stage
Core work with some of Perth's best architects and designers. Our initial site meeting and design meetings are complimentary. We will require the following from you:
- Site Survey
- Design brief
- Copy of Certificate of title
Core will conduct site specific and council investigations and prepare a concept layout of your New Home or Renovation for you to review.
** Please note: If you have already been through the design process with your preferred Architect or designer we are more than happy to work with them as well.
Step 2 - The Details
- Electrical layout plan - Door and window schedule
- Kitchen details - Bathroom etc details
- Wardrobe details - Schedule of finishes
- PC schedule - Specification
- Supplementary details (Balustrades, sunshades etc).
Choosing individual items can be exciting and daunting at the same time. We suggest you start keeping a design file as soon as possible. In here we recommend collecting information on your preferred taps, lights, bench tops etc that you like so we can price them accordingly and use them in the costings. Alternatively we can offer a full interior design service for you.
Step 3 - The Building Approval
This is the most exciting stage of planning where everything comes together and you get to see all your weeks of planning come to fruition. Once your plans for your home build have been approved by council (planning) Its time to get engineering and the energy rating. We will review and advise you of your consent requirements and finalise any Provisional Cost and Prime Cost item selections & finishes. If you have been working with our interior designer and opted for the 3D walk through you will be able to take a virtual tour of your new home and get a real sense of how everything will look. You will be given a final fixed price and a contract drawn up ready for submission for Building License.
Step 4 - The Contract
Once the details are all agreed we will produce a lump sum contract outlining everything that is included. Our clients have always benefited from our transparent pricing, giving them confidence they are receiving real value.
At this stage you will clearly see everything that is included in the contract and we will discuss any areas that are not.

Step 5 - Construction
The Exciting part! As soon as Building License has been granted we can start construction. We will have detailed discussions with you as to how your build will be scheduled so you know exactly what to expect and when. This way you can make arrangements accordingly.
Once we give you a start date you can expect to have someone onsite every day working to ensure your project is finished on time and on schedule.

Following the competition of your project Core offers 6, 12 and 18 month meetings to ensure any unexpected challenges are resolved quickly and efficiently. If anything pops up in between these meetings we are always available.
